🫣Need to sell to buy? Here is my advice.🫣 First thing I would recommend is talking to your finance broker to see if you can utilize “bridging” finance. Don’t have a finance broker? Let me know and I will pass on a contact for you. If you can utilize bridging finance then throw the “subject to sale” idea in the bin! You don’t need it. Yay. Can’t get bridging finance? Back to the “subject to sale” option it is! There is few key things you need to understand. “Gazumped” “Exclusivity” “Preparation” Firstly, time is of the essence so "preparation" is key because you might get "gazumped" if you don’t have "exclusivity". Lost already? That’s ok. When you make an offer “subject to sale”, the property that you are trying to buy will likely remain on the market for other buyers to make offers on. The other buyers can “gazump” your offer up until your property is “under contract”. Unless you have “exclusivity.” This is when the seller you are buying off agrees that for a certain period of time they can not “gazump” your offer. Meaning you have some “exclusivity” over the property for however long you can manage to negotiate for the “exclusivity” period. The longer the better of course. How do you negotiate “exclusivity”? You pay for it. Lets say you would pay $1million for the house. You offer $970k with 0 “exclusivity”. Seller comes back at $1,025,000. You go back at $990k with 2 weeks “exclusivity”. Seller comes back at $1million. You agree to $1million if you get three weeks “exclusivity”. Catch my drift? As you offer more money you ask for “exclusivity” in return, I speak from personal experience, it works. What if the seller you are buying off wont give you any “exclusivity”? This is where you need to have great “preparation”. If there is no or little “exclusivity” then time is of the essence, every day that goes by you could be "gazumped". Text continued in comments....
