【DSR 70% or Above, Actually Not the Problem.】 —— If you won't borrow from the bank in the next 6 months, DSR 70% or 30% makes no difference. If you've never dealt with a bank loan, you probably don't know what DSR is. Usually you only learn the term when you need a loan, get rejected, and the banker tells you: "Your loan can't go through, DSR too high." That's when you start having a love-hate thing with DSR. Why love-hate? Hate it, because at that exact moment you urgently needed the loan, and DSR is the thing blocking you. Love it, because once you understand it, you can plan your finances better. ▋ When You Hate It It's when you need to borrow from the bank. The clients we see in our office, their needs usually fall into a few categories: Renovation: roof leaking, burst pipe, the whole house's plumbing needs redoing. Wedding: started budgeting RM30K, both families add a bit, gets pushed to RM60K. Medical: parents suddenly fall sick, doctor says you need to prepare a sum. Debt consolidation: every month salary comes in, 70-80% goes straight to cards and loans, what's left can't last till month-end. None of these things send you a heads-up. They just drop on you on some Tuesday afternoon. ▋ What Makes It Worse Your conditions are all fine. RM10,000 income, stable. EPF and tax all in order. CCRIS clean, no late payments. CTOS score 550 and above. Every banker would nod looking at this. But once DSR comes out at 78%, they don't even key into the system. They just say: "Sorry, DSR too high." And that money you needed, it's usually for something urgent. Saving your mother. Paying for your son's wedding. Fixing the old family home. You're stuck. Up or down, you don't know what to do. Nobody tells you how high is too high. Nobody tells you how to handle it. Nobody tells you what the next step looks like. And right now, where do you find another sum to clear some debt and bring DSR down? One urgent thing to fix, and now you've got several more problems on top. Annoying, right? ▋ Would You Love It in This Situation? Imagine this. You check on it regularly, consciously keep DSR at 50% or below, instead of panicking only when something urgent shows up. When that urgent thing comes, DSR isn't blocking you. It's actually helping you solve the problem. More importantly, no extra problems sprout up. Your cost and effort to handle it stays much lower. ▋ History Keeps Repeating Here This script of "DSR too high + urgent need for money" plays out at our office basically every day. Yes. Every day. Seeing the same thing every day, we've gotten a feel for one rule. Simple and blunt: financial stuff needs regular check-ups. Every 3 to 6 months, pull a CTOS report. Look at your score, your repayment record, calculate your DSR yourself. Just this one habit can save you a lot of trouble and cost down the road. ▋ Only You Can Be Your Own Financial Pilot Finances are like a plane flying to its destination. Air currents and wind shifts will push the plane off course, so the pilot keeps adjusting it back to the original line. How do finances drift off course? Adding a new card. Taking on a new instalment plan. Guaranteeing a friend's loan. Salary changes. The most common one: just using the credit card more this month. Any move involving money affects your DSR. If you don't actively check, the number quietly creeps up. By the time you need it, the challenge is already bigger. ▋ Financial Tool: Debt Restructuring A lot of people think debt restructuring is for people about to go under. It isn't. What debt restructuring does is simple: take that pile of scattered commitments and consolidate them into one manageable loan. More importantly, it lowers your monthly burden. The most common case at our office: 5 cards + 2 personal loans = 7 monthly payments adding up to RM5,000. After consolidation = 1 loan, monthly RM2,500. Your income hasn't changed. Your debt hasn't disappeared. The monthly drops by half, and DSR drops with it. Before: RM5,000 (monthly) ÷ RM6,000 (income) = 83.3% After: RM2,500 (monthly) ÷ RM6,000 (income) = 41.7% Every tool is a double-edged thing. It can help you, it can hurt you. Depends on whether you know how to use it. ▋ Nobody Taught Us This Stuff Early Money, managing money, making money. These are important skills. School never taught them. Family didn't either. You go out into the world, hit a few walls, and slowly start picking up the lessons. By then, you're usually already covered in scratches and carrying a pile of problems. Wanting to reset, wanting to climb back up, takes longer than you'd think. The math works the same way. Lose RM50 from RM100, on the surface you lost 50%. But to earn that RM50 back, you need a 100% return on what's left. I've walked this road myself. It hits home for me. Sometimes I imagine. If someone had taught me these things when I was younger, would I have hit fewer walls? Would my finances be in much better shape now? I don't have an answer. But I do believe one thing. Knowing the important stuff early never hurts. ▋ If You're Facing Something Like This I used to avoid problems in front of me. "Pretend not to see them" was my move. Back then I didn't know why I did this. Now I do. Because once you see it, you have to deal with it. Dealing with it hurts. Sometimes you feel stupid for letting it get this far. So "pretend not to see" became the comfortable choice. But it kept me stuck. Couldn't move forward. If right now you feel that every month's salary disappears within minutes, transferred straight to the bank, what's left isn't enough to live on, and you're using credit cards just to get through. Even feeling a bit lost, helpless, that low-energy feeling every day. Maybe come talk to us. When something is making me struggle, this line shows up in my head: ❝ If you're doing something and it feels painful, the method is probably wrong. ❞ That's when it's time to change the approach. Most things bothering us, somebody already knows how to solve. You don't have to figure it out alone.
