Every day, I see floor plans shared online by hopeful homeowners, crowdsourcing feedback, trying to catch anything they may have missed before they commit to investing $$$ in making it permanent. And every day, I see designs that have completely overlooked the one thing that will dramatically impact how their home feels to live in. What is it? The orientation of their site … and designing their home to work with the sun, not against it. Quick tip: If you’re in the Southern Hemisphere, the sun moves through the north. So, you want your most-used living areas to be positioned to soak up that natural light, and detailed to control heat throughout the seasons - cool in Summer, warm in Winter. In this design (designer unknown): 👎 the garage is taking the best orientation on the site 👎 the indoor and outdoor living spaces face south-east 👎 the main living zones are internalised and closed off These three decisions alone will make this home more expensive to run, less enjoyable to be in, and difficult to live in well. And unfortunately, there’s no alarm bell that sounds when a design misses these key things. Even energy assessments (required for approvals) only go so far. And there are workarounds. So, if you’re assuming someone will stop you from building a home that doesn’t work… That “someone” is actually you.
